This is Montalto.

The house, the woods and the land around it, filmed by drone in August 2026.

In the owner's words

Thirty-five years ago I drove up this hill and stopped looking. The house on the hilltop, the view over the fields, the smell of earth and wild herbs were enough.

After the rains you can hear the Cornia river running below the house. I kept my horses free here, on eight fenced hectares. Now I am looking for someone who will live it as I did.

— The owner

Horses

Horses living free, not in stalls

Horses have lived here free in a fenced field of about eight hectares. From the farm you can ride out in many directions: the Colline Metallifere, trekking through woods and ridges, the Etruscan Coast. Splendid rides, right from your door.

If you have always wanted to wake up and see your horses grazing from the window, the space is already here: pasture, shelters and land all around.

  • Two bathrooms
  • Kitchen and living room with fireplace
  • New roof, exterior recently repainted
  • Heating and hot water from the estate's own firewood

The old way

Real country life

Montalto is a rustic, rural property. Besides the horses, it once had hens, peacocks, turkeys, pigs and hares. The space and the buildings to do it again are there.

Why this one

Tuscany has hundreds of farmhouses for sale. Here is what this one has that most of them don't.

01

The land is all around the house

37 hectares in one piece, not scattered plots miles away. Step out of the door and you are on your own land, in every direction.

02

You can move in now

The house is large, with a great many rooms, all of them habitable: vaulted ceilings, original brick, new roof. Walk in and live.

03

Real space for animals

Horses have lived here free on about eight fenced hectares, and the farm once had hens, peacocks, turkeys, pigs and hares. The space is still there.

04

The house is heated by its own woods

More than 15 hectares of woodland supply the firewood for heating and hot water. Water from the mains and from a private well.

05

You deal with the person who knows it best

You speak with the owner, who has known this land for thirty-five years and can answer questions about every metre of it.

Around you

Far from the noise. An hour from the sea.

The estate lies in the quiet hinterland of the Val di Cornia, in the province of Pisa. Nearby are Suvereto and Tuscany's coastal wine country, historic hill towns, and the beaches of the Etruscan Coast. Close enough to reach easily, far enough to keep the peace.

Rows of vines to the horizon. The estate is close to the Val di Cornia and Suvereto, vineyard country. Within the estate there is a former vineyard of about one hectare, not currently in production.

Who it's for

This estate is not for everyone. That's the point.

It's for you if

  • you want real space and privacy, not a farmhouse with a garden
  • you dream of living with horses and animals, or of bringing them back
  • you want a large house you can live in straight away
  • you like the idea of your own olive oil, firewood and land
  • you are considering a rural or hospitality project and are ready to check its feasibility

It's not for you if

  • you want to walk to a café every morning
  • you are after a designer luxury villa with smart-home gadgets: this is a real country house
  • you have no interest in looking after land

Yes. The house is large, with a great many rooms, all of them habitable. Walk in and live.

Yes. Horses have lived here free on about eight fenced hectares, and the farm once had hens, peacocks, turkeys, pigs and hares. The space is still there.

Could I run a farm stay or add a pool?

Yes, the space is there. As with any project you need permits, which we recommend checking with your own surveyor. Today there is a removable above-ground pool.

Is the price negotiable?

The asking price is €990,000. The owner gives serious offers careful consideration after a visit.

Can I get a feel for it before travelling?

Yes. We talk by phone or WhatsApp and, if you like, send you the full dossier with photos, drone video and floor plans. Then we arrange the visit.
